Here at Western Slope Concrete Floor Solutions, we typically use a polyaspartic coating system rather than an epoxy coating system. The reason for this is because epoxy can be temperature sensitive, which doesn't work well here in Colorado. Epoxy doesn't dry as quickly and it can fade and yellow with UV exposure. Epoxy can be less durable and is more vulnerable to scrapes than with a polyaspartic coating system. There may be times when a moisture tolerant epoxy primer is required as a first coat. Polyaspartic coating systems can be used in a variety of weather and temperature conditions, it dries quickly, which is why we like to use it. Polyaspartic floor coating colors will not fade or yellow, so it will look great for years. Even though polyaspartic coatings may be more expensive than an epoxy floor coating, it is a superior product as far as durability, cost, and drying time.
Surface Prep: The preparation of the garage floor is a critical step to ensure maximum adhesion of the products being used. We prepare the concrete surface using our concrete planetary grinder to get the floor open and clean to receive the base coat. The grinder is attached to an industrial vacuum, which keeps dust and debris to a minimum. This process removes any unwanted stains or previously applied coatings resulting in a concrete floor that is not only clean, but porous. Once the grinding is complete, we vacuum any remaining dust and then fill all cracks and divots using an industrial grade epoxy patch. The process of patching can take several hours.
We use industrial quality products that are low VOC and LEED compliant and manufactured in the US from leading polymer suppliers. The product is then applied to the concrete floor and applied evenly, which forces the product into the pores of the concrete. The product is then further distributed using a rolling method for maximum adhesion and has self leveling properties to ensure a uniform finish is achieved. You can choose from solid color systems, metallic color systems, etc.
The decorative polymer chip & flakes or quartz aggregate chosen by you from our selection of finishes are then broadcasted into the wet coating and chemically bonded together.
The final step in the process is designed to seal the decorative chips or quartz aggregate into place and provide an extremely durable, protective, clear coat that has an "orange peel" texture with anti-slip properties when complete. We achieve this finish by reclaiming the excess chips, lightly scraping the floor, and then applying the protective clear coat using a proven formula for mixing. We use both UVR Epoxy and UVS Polyaspartic clear coats depending on your specific chemical resistant and UV protective needs.
Here at Western Slope Concrete Floor Solutions, we can give you a completely unique, custom look to your concrete through concrete staining. Stained concrete is an affordable option, it is durable, mold and mildew resistant, not only giving it the beauty, but also industry strength. Stained concrete is one of the easiest ways to enhance any indoor or outdoor space with beautiful new floors. From staining an existing surface to resurfacing damaged concrete, your floors can become better with your new floor coating.
The staining process takes about 2 days and should only be done on fully cured concrete (at least 3 to 4 weeks old). We start by cleaning the surface of all excess oils and grease spills, scrape and vacuum for any dirt or loose contaminants from the surface. This process is extremely important because the product is transparent, meaning any unwanted residue remaining on the floor is likely to show through the newly applied stain.
Western Slope Concrete Floor Solutions will be sure to protect all surrounding surfaces and fixtures by properly covering and masking them. The selected product will be sprayed on to the designated surface area. Several coats will be applied with a complete drying time in between, depending on the desired look we are trying to achieve.
Lastly, we will apply a high quality concrete sealer. Depending on the product we use for the finish coat, your floor can be ready to use within hours or a couple of days.
Concrete sealing is a great way to extend the life of your floor or driveway. Not only does it protect the surface from moisture and stains, it helps against shrinking and expanding that is caused by temperature fluctuations. It is highly recommended to seal your exterior concrete while living in Colorado. It can also protect against the salt and other chemicals that are applied to the roads during the winter.
It may be necessary to repair or resurface the existing concrete. Once that is done, the floor is to be cleaned and dried thoroughly. We then apply the sealer. How the sealer is applied depends on the type of sealer being used. Sometimes it can be sprayed on, other times, rolled on. For both methods, two coats are applied. The coats are applied evenly and thinly to prevent build up and streaks. Once the first coat is applied and dried, the second coat is applied in the opposite direction.
There are endless types of sealers that can be applied to match your needs and preferences. Some include a resin or epoxy that can give you a shiny appearance, while other sealers can look near invisible. Colors can also be added to the sealers to provide a unique look. Here at Western Slope Concrete Floor Solutions, we can help you choose what type of product needs to be used to achieve the look you want.
